Our business is centred around the investment, development and management of real estate in the living sector across Poland.

We carry out our commercial activities through the following three complimentary business lines.

  • Build-to-rent-to-hold
  • Build-to-rent-to-sell
  • Real estate services

Our ‘build-to-rent-to-hold’ and ‘build-to-rent-to-sell’ business lines are fundamentally similar and are differentiated only by the target hold period and timing of divestment of the relevant property. 

Across both business lines, we:

  • invest in and develop or re-develop both (i) new-build projects (ground-up developments), and (ii) renovation or adaptive reuse projects (existing properties);
  • pursue either a ‘build to core’ or ‘redevelop to core’ strategy (depending on the type of property) by adopting an active, ‘hands-on’ approach to implementing targeted value-creation initiatives that transform underperforming buildings or undeveloped land into 'core' properties that generate high-quality, stable and predictable rental income.

Following completion and stabilisation, our goal is to:

  • hold the properties for the long term – in the case of ‘build-to-rent-to-hold’ – to benefit from rental income and unrealised capital gains, and
  • divest the properties – in the case of ‘build-to-rent-to-sell’ – to benefit from realised capital gains.

We provide a comprehensive range of services – with a particular focus on management services – that span every dimension of the real estate spectrum within the living sector across Poland.

Our offering covers the entire lifecycle of a property, including services related to sourcing, due diligence, structuring, investment and financing, acquisition, governmental approvals, design, development, construction, leasing, operation, maintenance and divestment.

We leverage our market knowledge, deep insights and multi-disciplinary expertise to create actionable plans tailored to the unique needs and challenges of each property.
