By recognising, measuring and listening to the distinct needs of the people in the communities (where we invest, develop and manage properties) we strive to make better-informed decisions to improve the well-being for everyone involved. 

This is a core part of our holistic approach to sustainability.

Improve affordability

Cities are growing at a rapid pace and are facing fundamental structural challenges. For decades insufficient housing has been built to keep up with demand. 

As space becomes scarcer and incomes fail to keep pace with rising housing costs, it has become increasingly difficult for a large portion of the population to find suitable and affordable places to live.

The shortage of appropriate and affordable housing has become a pressing social challenge.  

Our aim is to improve affordability by:

  • employing smarter, customer-centric design (more user value for the same cost),
  • using more efficient production methods (lower cost for the same quality), and 
  • enabling more efficient use by sharing spaces and resources (increased utilisation of the property).

Focus on underserved segments

We focus on underserved segments of the population – such as students, workers and the elderly.

These groups typically have limited disposable income and struggle to gain access to suitable housing. Furthermore, much of the existing stock is outdated and of poor quality. 

For example, students often indicate that: 

  • lack of suitable housing as one of the main causes of stress and poor quality of life; and 
  • poor living conditions negatively impact academic results.

Population ageing is a pervasive and dominant global demographic trend. For instance, there is a shortage of suitable care homes and many municipalities lack the financial and human resources required to build and operate new care homes to meet the growing demand. Traditional care homes often limit individual choice and isolate residents from the local community.  

Our aim is to improve the quality of life for people who are below the average median income or are socially vulnerable, by providing affordable, fit-for-purpose rental housing. We focus on providing user-centric living environments that enable these groups of people to live healthy, social and happy lives.

Our aim is to create quality places that improve the well-being of our residents. We focus on building properties that are fit-for-purpose and will stand the test of time. 

We are driven to investing in and developing properties that contribute to sustainable communities – places where people want to live and can thrive. 

Rapid urbanisation and modern lifestyles have increasingly disconnected people from nature and active living, which can negatively impact both mental and physical health. 

In an effort to enhance the well-being of our residents, we aim – wherever possible – to integrate the following elements into our properties:

  • Provide access to abundant natural light, fresh air and quiet, restorative environments – to support better sleep, reduce stress and enhance mental well-being.
  • Feature walkable layouts, access to green spaces and bicycle-friendly infrastructure – to encourage physical activity and promote active lifestyles.
  • Offer shared amenities (such as recreational areas and communal gardens) along with community programmes – to foster social connection and support everyday well-being.

More than ever, a large segment of the population is choosing – or being forced – to live alone. This trend has resulted in an alarming increase in people – young and old – experiencing loneliness. Older people are particularly vulnerable to loneliness and social isolation.

Research shows that loneliness significantly affects happiness, and prolonged isolation can have serious consequences for both mental and physical health. Some studies even suggest that loneliness may pose a greater health risk than obesity or smoking. 

Analysis and surveys reveal that older adults prefer not to live exclusively among their peers, but value living near both young families and others in their age group. 

Our aim is to provide housing solutions designed for intergenerational, community-based living – creating inclusive environments where both older and younger people can live side by side and benefit from one another’s presence.
